Commercial Floor Waxing & Stripping Services

Revitalize your commercial floors with our professional stripping and waxing services, creating a brilliant, long-lasting shine that protects your investment.

Restore Your Floors to Their Original Shine

Commercial floors lose their finish fastest where people and equipment move most: entrances, corridors, aisles, and break rooms. Old wax yellows, soil gets sealed into the finish, and the floor stays dull no matter how often it is mopped. A full strip and wax removes all of it down to the bare floor and builds a new protective finish from scratch.

Our crews strip and refinish hard floors for offices, medical practices, schools, retail stores, and warehouses across Memphis, Arlington, and Nashville. We match the stripper, pad, and finish to the floor in front of us, because VCT, linoleum, terrazzo, and sealed concrete each react differently to the same chemicals.

Most floor work is scheduled after hours or during planned downtime so your space is back in service when your team returns. Every job ends with a slip-resistant finish and a post-service inspection.

Choosing the Right Service

Strip and Wax or Scrub and Recoat?

Scrub and recoat

For floors that are worn but sound. The crew deep-scrubs the top layer of finish and applies one or two fresh coats, restoring the gloss without stripping to the bare floor. Faster and less expensive, and it extends the time between full strips.

Full strip and wax

For floors with yellowed, dirty, or built-up finish. The crew removes every layer of old finish, rinses and neutralizes the bare floor, then applies three to four coats of commercial finish and burnishes it to an even shine.

Heavy restoration

For floors that have gone years without a full strip, with thick layered buildup, deep traffic wear, or embedded soil. It takes more stripping passes and more labor before the new finish goes down.

Most facilities do best with a full strip and wax about once a year and a scrub and recoat in between on high-traffic areas. We recommend the right approach after seeing the floor.

Floor Types

Hard Floors We Strip and Finish

Vinyl Composition Tile (VCT)

The most common commercial floor and the one that needs finish most. Stripped to bare tile, then built back up with multiple coats.

Vinyl & Linoleum

Sheet vinyl and linoleum need gentler stripping chemistry than VCT, so we use products made for those surfaces.

Terrazzo

Cleaned and finished with terrazzo-safe products that protect the stone and grout while restoring the shine.

Sealed Concrete

Common in warehouses and retail. Cleaned and recoated with a durable finish over the sealer to resist forklift and foot traffic.

Why floor stripping prices vary so much online

Published prices often mix very different jobs. A scrub and recoat at about $0.25 per square foot and a heavy restoration at $0.80 or more are both called floor waxing. Size matters too: a small space pays a flat minimum, while a 20,000-square-foot open floor can come in near $0.35 to $0.45 per square foot because the crew covers more ground per hour.

Common Questions

How much does commercial floor stripping and waxing cost in Memphis?

A standard commercial strip and wax in the Memphis area typically runs $0.45 to $0.70 per square foot for three to four coats of finish on VCT. A scrub and recoat runs about $0.20 to $0.35 per square foot, large open floors over 10,000 square feet often fall to $0.35 to $0.55, and neglected floors that need heavy restoration run $0.75 to $1.20 or more. Spaces under 1,500 square feet usually carry a $350 to $500 minimum. HiLo quotes each floor after a walkthrough.

How often should commercial floors be stripped and waxed?

For most commercial facilities in Memphis and Nashville, we recommend a full strip and wax once a year, with a scrub and recoat in between for high-traffic areas. The right frequency depends on foot traffic and floor type, and we can set the optimal schedule for your facility.

How long does commercial floor wax last?

A properly applied commercial wax finish typically holds up for six to twelve months before it needs a fresh coat. High-traffic entrances and corridors wear faster and often benefit from a scrub and recoat sooner, which keeps floors glossy without a full strip every time.

What types of flooring can you strip and wax?

Our services are ideal for hard-surface floors, including Vinyl Composition Tile (VCT), linoleum, terrazzo, and sealed concrete. We service commercial properties across Memphis, Nashville, and Arlington, TN. Call (888) 323-1057 for a consultation.

Can you re-wax our floors without a full strip?

Often, yes. When the finish is worn but not badly built up, a scrub and recoat restores the gloss for less time and cost than a full strip. When old wax has yellowed or built up, a full strip and wax gives the best result, and we recommend the right approach after seeing the floor.

Why do floor stripping prices vary so much?

Published prices often mix different jobs. A scrub and recoat costs far less than a full strip, and a heavy restoration of a neglected floor costs more. Size matters too: small spaces pay a flat minimum, while large open floors get a lower per-square-foot rate because crews cover more ground per hour.

Are freshly waxed floors slippery?

No. Safety is a priority, so we use slip-resistant commercial floor finishes that meet industry safety standards. Your newly waxed floors in Memphis, Nashville, or Arlington come out glossy and safe for employees and customers.
